Sugar Land jobs from our records
The eight jobs below come from our 2025 and 2026 work orders in 77479, 77498 and 77478. Names and street addresses stay out; the ZIP code and the month stay in:
• 77498, September 2026: replaced a 40-gallon gas water heater in the garage and added a scale-reduction filter so the new tank can be flushed every year.
• 77479, July 2026: AC quit cooling. We replaced the compressor and the filter drier.
• 77479, May 2026: partial duct replacement. The three damaged runs off the front of the supply plenum were redone.
• 77498, April 2026: refrigerant leak on a system still under warranty. We pumped the system down, repaired the leak, pulled a vacuum and recharged it.
• 77479, December 2025: furnace not running right. We replaced the control board on a 2-ton furnace.
• 77479, November 2025: broken sewer line under a bathroom. We tunneled under the house from the side and repaired the broken section.
• 77478, October 2025: installed a new 5-ton furnace, replaced the evaporator coil under warranty, fitted a new drain pan and flushed the drain lines.
• 77478, April 2025: repaired a bent gas line feeding a fireplace. The fireplace itself was fine.
Close to six of every ten of these jobs since 2025 are in 77479; the rest split about evenly between 77498 and 77478. Two of every three calls are AC or heating, the other third plumbing.
Sugar Land AC repair: upstairs unit, downstairs unit, or both
Many of the houses we visit here have two systems, upstairs and downstairs, with the air handlers in the attic. Our summer calls are mostly “not cooling” diagnostics: a full drain pan, a dripping primary drain line, a failed capacitor and, as in July 2026, a compressor.
A couple of callers have asked for an R-22 recharge on a unit past ten years old. New R-22 hasn’t been made or imported in the U.S. since the EPA phaseout took full effect in 2020, so we find where the refrigerant went first, then put the repair price and the replacement price side by side.
When one of the two systems is done, the estimate is free, we install any major brand except American Standard, and most installs finish in one day. See AC repair, AC replacement and installation and HVAC maintenance.
Control boards, limit switches and a furnace stuck in cool mode
Our heating calls here are few and specific: a dead control board like the December 2025 job, a tripped limit switch, a furnace stuck in cooling mode. National Weather Service records put the average first freeze at Bush Intercontinental, the region’s main station, in early December. Run your heat for ten minutes on a mild November day; if it won’t light or shuts off after a minute, call before the cold week arrives. See heating and furnace repair and heat pumps.
Water heaters and Sugar Land’s published hardness range
Sugar Land publishes a hardness range, which the federal rules for water quality reports don’t require, and the top of the Main system’s range, 16.4 grains per gallon, is hard enough to pack a tank water heater with scale. That’s why the September 2026 replacement in 77498 got a scale-reduction filter and a yearly flush on the calendar.
Softeners come up in our calls here too: a clogged unit, one that stopped regenerating, filters due for a change. See water heater repair and replacement, tankless water heaters and water softener installation.
Water lines, backflow preventers and gas lines in Sugar Land
Yard leaks, main-valve leaks and broken spigots are the plumbing calls we get most from these three ZIP codes. In December 2025 we repaired a 77479 water line with PEX. The City’s rule is that the homeowner is responsible for the water and sewer lines from the City main to the house, including under the yard, so a wet patch in the lawn is usually yours to fix.
In February 2026 we installed a new backflow preventer at a 77479 home. We also run and repair gas lines, like the fireplace line in April 2025. We don’t do slab leak repair. See water leak repair, plumbing repair, repiping and gas lines.
Sewer lines under Sugar Land slabs, reached by tunneling
The November 2025 job shows how we’d rather handle a broken sewer line under a slab: tunnel in from outside, repair the broken section, backfill, and the floor inside stays whole. The camera inspection that finds the break is part of the free diagnostic, and you keep the video.
If the camera shows old cast iron or clay, we won’t hydro jet it; we’ll show you the footage and talk about repair instead. Drain clearing doesn’t carry a warranty, and hydro jetting carries a 90-day warranty. See drain cleaning, sewer line repair and hydro jetting.
Duct repair in hot Fort Bend attics
Attics here get hot, and old flex duct tears, sags and pulls loose at the plenum. The May 2026 job in 77479 replaced three damaged runs rather than the whole system, which is often all a house needs. See air duct cleaning.
