Richmond-area jobs from our records
Eight jobs from our 2025 and 2026 work orders in the Richmond area, by ZIP and month, with no names or addresses:
• 77469, July 2026: the home’s original 30-gallon water heater gave out. We removed it and installed a new 30-gallon gas tank.
• 77406, July 2026: evaporator coil and drain pan sitting out of level. We leveled both and cleaned out the pan.
• 77407, June 2026: toilet that kept backing up. We cleared the line and ran a camera through it to find the cause.
• 77469, June 2026: replaced a 2-ton evaporator coil on a horizontal unit, with a new filter drier and a new drain pan.
• 77406, February 2026: outdoor unit needed a new fan motor. We installed a factory (OEM) condenser fan motor and a new capacitor, then came back for a follow-up visit in August.
• 77407, December 2025: ran a gas line and connected a new gas cooktop.
• 77406, August 2025: whole-home ductwork redone, with a new return and dampers for a master bedroom and other bedrooms that weren’t getting enough air.
• 77407, August 2025: new 5-ton condenser and matching evaporator coil on R-32 refrigerant, with the line set flushed and a new outdoor disconnect.
About half of our 2025 and 2026 calls in these three ZIPs were in 77406, with the rest split between 77407 and 77469.
Fan motors, capacitors and coils: AC repair on 5- to 14-year-old systems
Most of our AC calls here are a 5- to 14-year-old system that quit cooling, and at that age it’s usually one part: a fan motor and capacitor in 77406 in February 2026, an evaporator coil in 77469 that June. A steady share are warranty parts on systems and coils we installed in 77406 and 77407 in 2023, 2024 and 2025, so tell us when you book and ask us to look up the coverage first. See AC repair and AC maintenance.
Horizontal attic units, rusted drain pans and water in the ductwork
Most of the systems we see here lie horizontally in the attic, and the condensate side brings in a lot of the calls: a clogged drain line, a pan rusted through, water standing in a duct run. The July 2026 job in 77406 was a coil and pan that had settled out of level; the June 2026 coil in 77469 got a new pan with it, because a new coil over an old pan is a repeat call waiting to happen.
When one bedroom never cools, the ducts are often the reason, as in the August 2025 duct rebuild in 77406. We also clean ducts after a wet attic.
77407’s first replacement wave: a median home from 2013
Census estimates put the median home in 77407 at 2013 and in 77406 at 2009, so a wave of builder-installed systems is reaching the age where a coil or compressor failure becomes a replace decision. The August 2025 job in 77407 was one: a new 5-ton condenser and matching coil on R-32.
The estimate is free, most installs take one day, and we install any major brand except American Standard. A new AC system carries our 1-year labor warranty; the manufacturer’s parts warranty is separate. See AC replacement and installation.
Attic furnaces that sit idle from March to December
Most furnaces here are attic units paired with the AC, idle from March until the first cold night. Our heating work in these ZIPs has included a 4-ton attic furnace replacement and control-board and blower-motor repairs. The average first freeze at Bush Intercontinental is around December 9; a check in November finds a tired igniter or a dirty flame sensor before the first cold night does. See heating and furnace repair and heat pumps.
Water heaters: builder-original tanks and the first tankless flushes
The July 2026 job in 77469 was the house’s original 30-gallon gas tank, replaced with the same size when it gave out. In a 2010s house the water heater is usually in the attic or garage and on its first replacement; we also see young gas tanks with burner trouble, and we flush attic tanks and descale tankless units, checking the attic drain pan before we leave. See water heater repair and replacement and tankless water heaters.
Gas cooktop lines, leaks, softeners, and the wells we don’t touch
The December 2025 job in 77407 ran a new gas line to a cooktop. We run and pressure-test gas lines; when the gas utility tags a leak at the meter, the house side is ours. We also fix water leaks, replace water lines, repipe and install softeners; we don’t do slab leak repair.
A few homes in 77406 are on private wells; we don’t service wells or septic systems, but the plumbing from the house side of the pressure tank, or from the City or MUD meter in, is ours. See gas lines, water leak repair, repiping and water softener installation.
Toilets, kitchen sinks and the camera: drains in post-2000 homes
Drain calls are the biggest part of our plumbing work here: kitchen sinks and toilets that back up. On the June 2026 toilet in 77407 we cleared the line and ran a camera to see why; the inspection is part of the free diagnostic and you keep the video.
The PVC drain lines most post-2000 homes have can take hydro jetting when a clog keeps returning; we don’t jet old cast iron or clay. Drain clearing doesn’t carry a warranty, and hydro jetting carries a 90-day warranty. See drain cleaning, toilet repair, sewer line repair and hydro jetting.
