Missouri City jobs from our records
Eight jobs from our 2025 and 2026 records, listed by ZIP and month, with no names or addresses:
• 77459, August 2026: condensate drain trouble. We re-pitched the drain line, repaired the drain pan, cleaned the outdoor condenser and did a level-2 duct cleaning.
• 77459, June 2026: blower motor failed. Replaced under the manufacturer’s parts warranty.
• 77459, January 2026: installed a new 3-ton gas furnace, then came back about two weeks later for a quality-control check.
• 77459, November 2025: flushed the water heater and replaced the tub spout on the same visit.
• 77489, October 2025: replaced about 100 feet of sewer line and rerouted the kitchen and laundry drain connection into it.
• 77459, August 2025: replaced a 3.5-ton gas furnace in a horizontal position. On the same system we replaced the condenser fan motor under warranty and fitted a new capacitor.
• 77459, July 2025: complete 4-ton electric system replacement, with a new copper line set and a new PVC drain run outside.
• 77489, April 2025: system stopped cooling. We replaced the evaporator coil, working from a quote we had left the previous October.
About three-quarters of our work here is in 77459 and the rest in 77489.
AC repair in Missouri City’s attic and two-system homes
Most of our AC calls here are summer “not cooling” visits and attic condensate trouble: a full drain pan, water standing in the line, a float switch that keeps cutting the system off, like the August 2026 job. Some larger houses in 77459 run two systems; ask us to look at the second unit while we’re there. The blower motor in June 2026 and the fan motor in August 2025 were both warranty parts, so ask us to check coverage before we quote. See AC repair and AC maintenance.
AC replacement when a 2004-era system is done
The median home in 77459 was built in 2004, by Census count, so a lot of original builder equipment is now 15 to 22 years old, when a big repair becomes a repair-or-replace decision. The July 2025 job above was one of those: a 4-ton electric system replaced with a new line set and drain run rather than reusing the old ones. The estimate is free, most installs take one day, and we install any major brand except American Standard. See AC replacement and installation.
Attic furnaces and the first cold snap
The August 2025 furnace above was a horizontal install, the way a furnace lies in an attic. An attic furnace sits unused from March to November, and the first cold snap is when a weak igniter or flame sensor shows itself. The National Weather Service puts the average first freeze at Bush Intercontinental at December 9, so a November heating check catches the weak part while it’s still a small fix. See heating and furnace repair and heat pumps.
Water heaters, from 1980s tanks in 77489 to first replacements in 77459
About 63% of the homes in 77489 were built before 1990, and a tank water heater in a house that age has usually been replaced more than once. In 77459 the builder’s tank is usually on its first or second replacement. A yearly flush, like the November 2025 job above, moves sediment out before it cooks the bottom of a gas tank. We repair and replace gas and electric tanks and install tankless units. See water heater repair and replacement and tankless water heaters.
Leaks, repipes and gas lines on the older streets of 77489
In 77489, more than 4,000 homes date from the 1970s and another 4,000 from the 1980s. Many are still on their original water lines, and age shows up as a pinhole behind a wall or a drip at a worn fitting. We find and repair leaks we can reach, replace water lines, repipe whole houses, and run and pressure-test gas lines for ranges, dryers and water heaters. We don’t do slab leak repair.
If you smell gas, leave the house and call your gas utility first. Riverstone, for one, has a different gas utility than most of the area, so use the number on your bill. From the meter into the house, the gas piping is our job. See plumbing repair, water leak repair, repiping and gas lines.
Drains and sewer lines, including the 100 feet we replaced in 77489
Clogged kitchen sinks, backed-up toilets and washer standpipes make up most of our plumbing calls here. October 2025 was the other kind: a 77489 sewer line past clearing, about 100 feet replaced with the kitchen and laundry drains tied into the new run. On a 1970s or 80s house we camera the line first; the inspection is part of the free diagnostic and you keep the video. We don’t put a jetter on old cast iron or clay. See drain cleaning, sewer line repair and hydro jetting.
Duct cleaning after a wet attic
Duct cleaning shows up in our records here next to condensate problems, like the August 2026 job. Once the drain is fixed and the coil is clean, cleaning the plenums, registers and runs clears what settled while it was damp. See air duct cleaning.
