Baytown jobs from our records
The eight lines below come straight from our 2025 and 2026 work orders here, by ZIP code and month. No names, no addresses.
• 77523, August 2026: an attic unit was putting out far more condensate than it should. We replaced the drain pan, cleaned the evaporator and condenser coils, cleaned the ducts and replaced 30 to 40 feet of duct.
• 77521, August 2026: flushed the AC condensate drain line and installed a float switch on the drain pan.
• 77521, July 2026: installed a new 5-ton gas system, set horizontally in the attic, with a 90% furnace.
• 77523, June 2026: the outside water pipe broke at a 2006-built home. We spot-repaired the line and replaced the hose bib.
• 77523, June 2026: the system tried to start and nothing engaged. We replaced the compressor under warranty and fitted a new filter drier.
• 77520, June 2026: duct cleaning, two duct runs replaced, and the remaining ducts patched.
• 77521, February 2026: water heater leaking and not working. We installed a new 50-gallon tall gas water heater in the attic.
• 77521, November 2025: a leaking kitchen sprayer and a guest toilet that wouldn’t stop running. We rebuilt the toilet tank and replaced the sprayer.
A little over half of our work here is in 77521; the rest splits almost evenly between 77523 and 77520.
Summer AC calls along Garth Road: dead condensers, frozen coils and damp houses
Three of every four lines in our records for the city are AC, and most are the summer call: a condenser that won’t start, a frozen coil, or a system that keeps up at night and loses the house by 3 p.m. “It’s cooling but the house feels humid” is a regular call here too; that usually traces to a dirty coil, a return duct pulling attic air, or a system that short-cycles. See AC repair and AC maintenance.
AC replacement east of Cedar Bayou, where 72% of homes are post-2000
By Census count, about 72% of the homes in 77523 were built in 2000 or later, so much of the original equipment there is 15 to 20 years old, when a compressor or coil failure becomes a repair-or-replace question.
The July 2026 job in 77521 was a complete new system; in July 2025 we put a new 5-ton condenser on a one-story 77520 home and replaced both refrigerant lines. Estimates on a new system are free, most installs are done in a day, and we put in any major brand except American Standard. See AC replacement and installation.
Heating: a 90% furnace in a Baytown attic, and what 14°F did in 2021
Furnaces here work a short season, and the first cold week is when a weak igniter or a dirty flame sensor shows up. The furnace in the July 2026 system above is a 90% model, which vents in PVC and has its own condensate drain to keep clear. In November 2025 we cleaned a 77521 air handler, coil and blower wheel ahead of heating season.
On February 16, 2021, the National Weather Service’s storm report lists 14°F at a reporting site four miles north of Baytown. See heating and furnace repair and heat pumps.
Duct cleaning, replaced runs and a zoning job in 77521
Duct work is a steady part of our records here: cleaning, replacing runs, patching, dampers and zoning. The August 2026 job in 77523 and the June 2026 job in 77520 above are two examples. In August 2026 a 77521 home got a zone control board, motorized dampers, a bypass and a new supply plenum, so different parts of the house can call for air separately. See air duct cleaning.
Water heaters: a 50-gallon attic tank, an 11-year-old tank and a tankless descaling
The February 2026 heater in 77521 was a 50-gallon gas tank in the attic, where a leak is a ceiling problem first. In March 2026 a 77523 homeowner asked whether a 10-to-11-year-old tank was worth repairing; we replaced it, the usual answer at that age. In August 2026 we descaled a tankless unit for a property owner in 77521.
The City’s water report doesn’t list hardness, so a yearly flush or descale is how you find out what your heater is collecting. See water heater repair and replacement and tankless water heaters.
Outside water lines, toilets and the 1950s pipe of old Baytown
Two of our 2026 leak calls here were the same story: an outside line or spigot leaking, fixed with a spot repair and a new hose bib (77523, June and February). In 77520 the work changes: by Census count, 44% of the homes there were built before 1960, so expect galvanized supply lines, original cast-iron drains and a gas water heater older than its owner.
We repair leaks we can reach, replace water lines, repipe whole houses and run and pressure-test gas lines. We don’t do slab leak repair. If you smell gas, leave the house, then call 911 and your gas utility from outside; the piping from the meter in is ours to fix afterward. See plumbing repair, water leak repair, repiping, toilet repair and gas lines.
Sewer backups in 77521 and the City’s sewer-line letters
Most drain calls here are kitchen-sink and toilet clogs, but main-line backups show up too, including a run of them in 77521 in January 2026 and one home where the sewer backs up whenever it rains hard, which usually means rainwater is finding its way into a private line. On any sewer complaint here we run a camera first; the inspection is part of the free diagnostic and you keep the video.
The City sends some homeowners notices about decayed private sewer lines (see the questions below). We don’t put a jetter on old cast iron or clay; a line that old gets repaired or replaced. See drain cleaning, sewer line repair and hydro jetting.
