Pearland jobs from our records
Eight jobs from 2025 and 2026, by ZIP code and month, with no names or addresses:
• 77584, July 2026: one-story home. We replaced the refrigerant copper line set, and replaced the ductwork and the supply plenum on the same job.
• 77581, July 2026: main sewer line repair completed and the line put back in service.
• 77581, December 2025: installed a new 40-gallon electric water heater. The same month, another 77581 home got a new tankless unit.
• 77584, December 2025: heating check-up on a 2003-built home.
• 77584, October 2025: a family that hadn’t had the ducts cleaned since buying the home in 2022. Level-2 duct cleaning plus duct sealing.
• 77584, June 2025: fan motor quit; the manufacturer’s parts warranty covered the replacement.
• 77584, May 2025: added a secondary drain pan, sealed a duct leak at the supply plenum and coil, and replaced the fan motor under warranty.
• 77581, May 2025: replaced the thermostatic expansion valve (TXV) and the capacitor to restore refrigerant flow.
About four jobs in five are in 77584; the rest are in 77581.
AC repair in Pearland: fan motors, expansion valves and attic drain pans
Seven out of ten lines in our records there are HVAC, mostly summer calls: a system that quit cooling, water in the attic drain pan, a float switch that keeps shutting the unit off. Two of the jobs above were fan motors replaced under warranty; the May 2025 call in 77581 took a new expansion valve and capacitor. Several systems in our records are ones we installed in 2021 to 2025, so ask us to pull the coverage before we quote. See AC repair and AC maintenance.
The second AC system a 77584 home gets
Census data puts the median 77584 home at 2004, with about 22,700 of its 33,700 homes built in 2000 or later, so plenty of builder-grade equipment is now 15 to 25 years old, repair-or-replace territory. We look at the ductwork too: in June 2025 we tuned up a 5-ton gas system where we had fitted a new supply plenum the summer before.
Estimates on new systems are free, most installs take a day, and we install any major brand except American Standard. See AC replacement and installation and heat pumps.
Heating check-ups before the first freeze (February 2021 hit 14°F here)
Many systems in our records there are gas furnaces paired with an outdoor condenser, and the December 2025 check-up on a 2003-built home is the typical heating job: the furnace has sat idle since March, and the first cold night exposes a tired igniter or dirty flame sensor. The National Weather Service’s average first freeze is December 9 at Bush Intercontinental, and we haven’t found one published for Pearland, so book the heating check in November. See heating and furnace repair.
Water heaters: a 40-gallon electric, a tankless and the yearly flush
Water heaters are the biggest plumbing category in our records there: the two December 2025 installs in 77581 above, and a July 2026 flush in a 2007-built 77584 home for a customer we have served since early 2023. In a 2000s home the builder’s tank is on its first or second replacement, and a yearly flush clears sediment before it bakes onto the tank bottom. Gas tank, electric tank or tankless, we repair, replace and install all three. See water heater repair and replacement and tankless water heaters.
Ducts: Pearland’s standout category
Duct work keeps showing up in our records there: a full ductwork and plenum replacement in July 2026, cleaning plus sealing in October 2025, a leak sealed at the plenum and coil in May 2025. The pattern is attic ducts in post-2000 subdivisions, where the supply plenum connections loosen and the system pulls in hot attic air. Sealing comes first; cleaning afterward clears what settled while the ducts leaked. See air duct cleaning.
Water lines, fixtures and gas piping, meter to tap
On the east side, 77581 has about 4,700 homes built before 1980 and another 6,300 from the 1980s and 90s, the age when shut-off valves seize, toilets run and a water line gets its first pinhole. We find and fix reachable leaks, replace water lines, repipe houses, fix toilets and faucets, and run and pressure-test gas piping for ranges, dryers and water heaters. We don’t do slab leak repair.
Smell gas? Get out, then call the gas utility on your bill; from the meter in, the piping is ours. See plumbing repair, water leak repair, repiping, toilet repair and gas lines.
Sewer lines on Pearland’s east side
The July 2026 main sewer line repair above was in 77581, where a quarter of the homes predate 1980 and original drain lines are reaching the end. Most drain calls are still clogs. When a line keeps backing up we camera it first; the camera inspection is included in the free diagnostic, and the video is yours. Old cast iron and clay never get the jetter from us. See drain cleaning, sewer line repair and hydro jetting.
