Pasadena jobs from our records
Seven jobs from 2025 and 2026, by ZIP code and month, with no names or addresses:
• 77502, July 2026: hot-water pressure dropped overnight. We installed a new 40-gallon tall gas water heater.
• 77505, July 2026: a worn-out system that had stopped cooling. We installed a 3.5-ton horizontal gas system with new supply and return plenums and a new thermostat.
• 77502, June 2026: compressor and blower motor replaced under warranty, then a return visit when the house stopped cooling again to check the breaker and wiring at the air handler.
• 77502, April 2026: we replaced a contactor and repaired a low-voltage wire, then came back under warranty when the fan hit the wire repair.
• 77504, February 2026: a 1974-built home got a complete 4-ton gas system with new ductwork, followed by a warranty check and media-filter change, a soft-start kit in May and a quality-control visit in August.
• 77504, January 2026: bathroom faucet broke. We installed the replacement the customer had bought.
• 77504, October 2025: thermostat reading 80 with the outdoor unit running. We replaced the condenser fan motor and capacitor, cleaned the condenser coil and added a hard-start kit.
About a quarter of our jobs here are in 77502 and another quarter in 77504; 77505 and 77503 split most of the rest, with 77506 behind them.
Repeat customers: the systems our own notes say we installed
A lot of our AC calls here come from people we already know: our tune-up notes name systems we installed in 2021, 2023 and 2024 in 77503, 77506 and 77505. If we installed your system, say so when you call: we have the equipment on file and can check whether the manufacturer’s parts warranty still applies before anyone quotes you a part. Everyone else starts with the free diagnostic. See AC repair and AC maintenance.
Full replacements in 77504 and 77505, with new ducts when the house is from 1974
Two of the seven jobs above were complete systems. The February 2026 job in 77504 was a 1974 house that got a 4-ton gas system and all-new ductwork, because 50-year-old ducts leak cooled air into the attic. The July 2026 job in 77505 was a 3.5-ton horizontal gas system, the layout that fits a 1990s attic. The estimate is free, most installs take one day, we install any major brand except American Standard, and the old equipment leaves with us. See AC replacement and installation.
Gas furnaces, 14°F and the week Pasadena boiled its water
The National Weather Service’s February 2021 list shows 14°F a mile from town on February 16, the same week the City reported low water pressure and a boil-water notice.
Both new systems in the job list above are gas, and a furnace that runs a few weeks a year can hide a weak igniter or dirty flame sensor until the first cold night; a fall check catches those while they’re small. The average first freeze at Bush Intercontinental is December 9. See heating and furnace repair and heat pumps.
Water heaters: the 40-gallon gas tank in 77502, and what tells you yours is next
The July 2026 job above started as a pressure complaint on the hot side only, which points at the tank rather than the City’s water: sediment and rust inside an old tank choke the outlet. Rust-tinted hot water, a tank past 12 years, or water pooling at the base are the other signs. We flush, repair and replace gas and electric tanks and install tankless units. See water heater repair and replacement and tankless water heaters.
Galvanized supply lines, shut-off valves and gas piping in the 1950s and 60s core
By Census count, about 3,900 of the 11,600 homes in 77502 date from the 1950s and 78% predate 1980; 77506’s median year is 1966. Houses that age were plumbed in galvanized steel, and the signs it was never replaced are falling pressure, brown water after a few days away and shut-off valves that won’t turn. We repair leaks we can reach, replace single lines or repipe the house, swap worn valves and fixtures, and run and pressure-test gas lines. We don’t do slab leak repair.
If you smell gas, leave the house and call the gas utility named on your bill first; the piping from their meter into the house is our side. See plumbing repair, water leak repair, repiping, gas lines and toilet repair.
Cast-iron drains under 1960s slabs, and the camera that decides what happens next
Under a 1950s or 60s house the real question behind a backed-up sink, tub or toilet is the cast-iron line below the slab. We camera the drain on the free diagnostic and you keep the video, so you see whether it’s a clog, roots or pipe rusted through.
We don’t jet old cast iron or clay; the pressure can finish off a failing pipe. A backup in the City’s main past your property line is the City’s to fix. See drain cleaning, sewer line repair and hydro jetting.
