Recent Magnolia Jobs

Magnolia AC, Water Heater and Plumbing Jobs From Our Records

Magnolia jobs from our records

Eight jobs from our 2025 and 2026 records here, newest first, by ZIP code and month, with no names or streets. Magnolia is one of our smaller areas, so this is every recent job with a recorded outcome.

• 77354, September 2026: set up the water supply lines and drains for two washing machines.
• 77354, July 2026: a toilet kept running and the tank filled too high. We replaced the fill valve on a same-day return visit.
• 77355, February 2026: a tankless water heater we had installed in 2022 started leaking. We replaced it under warranty at no charge to the customer.
• 77355, early 2026: routine flush on a tankless water heater for a returning customer in a home built in 1998.
• 77355, October 2025: a 15-year-old water heater due for replacement. We installed a new 40-gallon electric tank on the first floor.
• 77355, July 2025: tune-up on an older R-410A system where we had replaced the fan motor and capacitor the year before.
• 77354, June 2025: replaced the capacitor on a ground-mounted package unit.
• 77355, May 2025: level-2 duct cleaning and coil cleaning, with a quality-control visit in January 2026 to check the result.

Our work here splits about evenly between 77354 and 77355. Roughly two-thirds of it is AC and heating; water heaters lead the rest.

Not-cooling calls, package units, tune-ups and one duct cleaning in Magnolia

Most of our AC calls here land between May and August: no cooling, an outdoor unit that won’t start, a system low on refrigerant. The June 2025 job was a capacitor on a package unit, the all-in-one cabinet that sits on the ground instead of an attic air handler plus an outdoor condenser. On a system under ten years old, ask us to check the manufacturer’s parts warranty before we quote. See AC repair and AC maintenance.

The May 2025 job in 77355 paired a level-2 duct cleaning with a coil cleaning, and we went back in January 2026 to check the result. Duct cleaning isn’t a yearly service; it earns its place after construction dust, a long-dirty coil or a wet attic. See air duct cleaning.

Complete systems in 77354 and 77355, installed since 2020 and checked afterward

By Census estimate the median home in 77354 was built in 2007 and in 77355 in 2004, so a builder’s original system in a median-age home here is 19 to 22 years old.

Our records show a gas system with new ductwork we installed in June 2020, and a complete system plus a condenser-and-coil replacement in May 2024; both 2024 jobs got a quality-control visit in 2025. Estimates on new systems are free, most installs take one day, and we install any major brand except American Standard. See AC replacement and installation.

Furnaces and heat pumps before a Montgomery County cold snap

In the February 2021 storm the National Weather Service recorded 9°F at Conroe and 11°F at Tomball, and 3.1 inches of snow just southwest of Stagecoach; Magnolia itself has no listed station. An attic furnace sits idle from March to November, so the first cold morning is when a weak igniter or a dirty flame sensor announces itself. A November heating check finds those while they’re small, and covers a heat pump’s defrost cycle and backup heat strips too. See heating and furnace repair and heat pumps.

Water heaters: most of our Magnolia plumbing

Three of the eight jobs above are water heaters. Two are tankless units, which need a descaling flush, yearly on harder water, to keep the heat exchanger clear. The builder’s tank in a 2004-to-2010 home is near the age where the October 2025 tank gave out at 15 years. The February 2026 job says the most: a tankless unit we installed in 2022 developed a leak, and we replaced it under warranty rather than selling a repair. See water heater repair and replacement and tankless water heaters.

Toilets, washer hookups, gas piping and softeners sized to your provider’s number

The rest of our plumbing here is everyday work: the running toilet in 77354 and the washer hookups in September 2026 from our records, plus the calls we take anywhere: leak checks on water lines and gas piping for ranges, dryers and water heaters, pressure-tested from the meter into the house.

If you smell gas, leave the house and call your gas supplier first. We don’t do slab leak repair. For a softener, bring your provider’s hardness number and we’ll size the unit to it. See plumbing repair, toilet repair, water leak repair, gas lines and water softener installation.

Private wells: the pressure tank is where our work starts

Many homes outside the city limits are on their own well. We don’t service wells, well pumps or septic systems. Our work starts at the house side of the pressure tank: the water heater, softener, fixtures, water lines and the drains inside the house, plus the AC and heating. Sand in the lines or a pump problem is well-company work, and we’ll say so on the phone.

Drains: house lines yes, septic tanks no

Drain and sewer calls haven’t made our recent records here. When they come, we camera a recurring clog first; the inspection is part of the free diagnostic and you keep the video. On a sewer system we work from the house to the street tap. On a septic home, the tank and field aren’t us. We don’t put a jetter on old cast iron or clay. See drain cleaning, sewer line repair and hydro jetting.

Magnolia Homes & Water

Magnolia's City Wells, Quadvest, Private Wells, 2000s Homes and the 9°F Freeze

Inside the city limits, Magnolia pumps its own groundwater.
The City of Magnolia water system serves about 7,100 people through roughly 2,800 connections, all from wells, according to the EPA’s record; for test results, ask the City for its latest water quality report. The City owns the line to your meter and the sewer main; from the meter in, call a plumber. In the February 2021 freeze, Community Impact reported that lost pressure at the City’s water plants put the system under a boil-water notice from February 16 to 25.

Outside the city, the bill says Quadvest, a utility district, a private company, or there’s no water bill at all.
Quadvest, a private utility based on FM 2978, serves many subdivisions; others are in utility districts or on smaller systems, and a lot of homes draw from their own well.

The Lone Star Groundwater Conservation District, which manages the county’s groundwater, requires every well in Montgomery County to be registered, single-family wells included. For a leak at the street or a sewer backup past your property line, call the name on the bill.

Hardness depends on the subdivision, and in Quadvest’s case it’s published.
Most Texas water reports don’t list hardness, and we found no number for the City system. Quadvest does publish one for each system it runs, and the spread is wide: from well under 1 grain per gallon to about 23 across all of its systems, with Lake Windcrest testing at 10.3 grains in March 2026. Look up your subdivision before you buy a softener.

Median year built: 2007 in 77354, 2004 in 77355.
Census estimates put about 73% of the 17,600 homes in 77354 and 64% of the 11,700 homes in 77355 in the built-2000-or-later column, and only about one home in ten in either ZIP before 1980. 77355 has the bigger 1980s-and-90s share, about one home in four, roughly 2,900 homes. So most AC systems and water heaters here are first- or second-generation, 10 to 20 years old.

Spring Creek: 284 square miles, most of it outside Harris County.
Spring Creek forms the northern boundary of Harris County, and the Harris County Flood Control District says its watershed covers about 284 square miles, only about 60 of them in Harris County; the rest reaches across southern Montgomery County into Waller and Grimes counties. If water reaches a package unit, a garage water heater or the gas connections, have them checked first.

9°F at Conroe, 11°F at Tomball, 3.1 inches of snow near Stagecoach.
Those are the National Weather Service readings from around Magnolia, which has no listed station of its own, for February 15 and 16, 2021. In a normal year the first freeze at Bush Intercontinental comes around December 9. What freezes in a house here is exposed pipe: attic water lines above the insulation, hose bibs, garage water heaters, and the line from a pressure tank in an unheated well house. Wrap them before December.

This was my first time ever using a Turbo, I scheduled a tune up check for my AC unit that we purchased used and with summer coming up I wanted to make sure it was good to go. Arturo was our service guy, and he was very straight forward and honest, I liked how he mentioned other services and opportunities that Turbo offers that will save customers money in the long run. I would highly recommend Turbo and I plan on using them for any future service that is needed.

Where We Work

Magnolia's Two ZIP Codes, 28 Miles Up SH 249 From Our Shop

We cover both Magnolia ZIP codes, 77354 and 77355: the city itself along FM 1774 and FM 1488, and the area around it out toward FM 2978, Nichols Sawmill Road, Spur 149 and Stagecoach. From our shop on Breen Drive it’s about 28 miles, roughly 40 to 50 minutes when traffic is light, up SH 249 and the Tomball Tollway to FM 1774, so we book it as a first or last stop of the day.

Nearby pages: Tomball, Conroe and Spring. The full list is on Areas We Serve.

Drive times are estimates from OpenStreetMap routing with light traffic.

Meet the Owner

Hi, I’m William, Owner & Technician

“I still run service calls myself.”

Magnolia is about 28 miles from our shop, up SH 249 and FM 1774, and I won’t pretend that’s next door. We’ve been coming out since 2018, and we book the trip as the first or last stop of a technician’s day.

Two things the jobs out here taught me. First, water heaters are most of the plumbing: a builder’s tank that gave out at 15 years, a tankless flush, and a 2022 tankless of ours that leaked in February 2026 and went out under warranty. Second, tell us about the water when you call. City, Quadvest, a district or a well changes what we bring and where our work starts; on a well, that’s the house side of the pressure tank. You have the price in writing before anything is touched.

Plumbing here is done under the license of Ricky Mills, our master plumber (RMP44595). AC and heating work is under mine.

FAQs

How We Answer Magnolia on Wells, Quadvest and a 15-Year-Old Tank

Don’t see your question? Call (281) 595-8241, Monday–Friday 7:30 AM–6 PM or Saturday 8 AM–2 PM.

My bill says Quadvest, or the City of Magnolia, or I'm on a well. Who fixes a leak out at the street?

Whoever’s name is on the bill. The City, Quadvest or your district owns the line to your meter and the sewer main; from the meter in, it’s plumber work, and that’s us. On a well, the well and pump are a well company’s job; from the house side of the pressure tank in is ours.

Magnolia is 28 miles up SH 249 from your shop. Do you book same-day calls out here?

When the schedule has room, yes, usually as the first or last stop of the day; it’s about 40 to 50 minutes in light traffic. You get a text with the technician’s name and a live tracking link when they leave, and after hours our automated booking assistant takes the next opening.

What hardness number should I use to size a softener in Magnolia?

The one your provider measured. Quadvest publishes hardness for each subdivision it serves, in ppm and grains per gallon, and the results differ a lot from one neighborhood to the next. We found no published number for the City system. On a well, have the water tested first.

We're on a well with a pressure tank in the garage. Where does your work start and stop?

Our work starts at the house side of the pressure tank. From there in, the water heater, softener, water lines, fixtures and house drains are ours, and so are the AC and heating. The well, the pump and the tank itself belong to a licensed well or pump company.

You installed our tankless water heater a few years ago and now it's leaking. Is that covered?

Possibly. In February 2026 a tankless unit we had installed in 77355 in 2022 developed a leak, and we replaced it under warranty at no charge to the owner. Repair warranties vary by the repair and are printed on your invoice; the manufacturer’s parts warranty is separate.

Our 77355 house was built in the late 1990s. What should we expect from the AC and water heater?

That both have likely been replaced once already. About 2,900 homes in 77355 date from the 1980s and 90s. A tank water heater from the mid-2000s is near the 15-year mark where the October 2025 tank in our records gave out, and a second-generation AC from that era is where a compressor or coil failure becomes a repair-or-replace decision; you see both prices in writing.

The City had a boil-water notice during the February 2021 freeze. Does that affect my plumbing afterward?

It can. When a system loses pressure, sediment moves, and it ends up in aerators, toilet fill valves and the bottom of the water heater. After an outage, run the cold taps until they clear and flush the water heater before deciding anything is broken.

Our AC is one big cabinet on the ground with nothing in the attic. Is that something you repair?

Yes. That’s a package unit: compressor, coil and blower in one cabinet outside, and a few homes here have them; the June 2025 capacitor job in 77354 was one. The diagnostic is free either way. Keep grass, mulch and leaves a foot or two back from the cabinet so the coil can pull air.

Magnolia: One Call for the AC and the Water Heater

A package unit that won’t start, a tankless heater due for a flush, an aging tank in the garage, a furnace that hasn’t run since March? Call (281) 595-8241 or book online. The service call and diagnostic are free for homes, we don’t charge for the 28 miles, and you’ll have the price in writing before any work starts.
