AC, Heating and Plumbing Work From Our Dickinson Job Records

Dickinson jobs from our records

Eight jobs from our 2025 and 2026 records here, by month, with no names or addresses:

• 77539, September 2026: replaced both AC condensate drain lines with new PVC so the system drains properly, and deep-cleaned the evaporator coil.
• 77539, August 2026: new contactor, transformer and circuit board, plus a deep chemical cleaning of the coil.
• 77539, July 2026: installed a new 5-ton condenser with a matching 5-ton evaporator coil.
• 77539, July 2026: ran a new PEX water line from the meter to the house, with a new riser, routed under the sidewalk.
• 77539, July 2026: installed a 40-gallon gas water heater in the attic.
• 77539, July 2026: property-managed home: replaced the capacitor and sent the management company three estimates for the rest, pending their approval.
• 77539, August 2025: compressor replaced under warranty.
• 77539, April 2025: replaced a 4-ton gas heating and cooling system in a horizontal position, with new drain lines and all new grilles.

All of it is in 77539, the only Dickinson ZIP code, which covers the city and the unincorporated Galveston County around it. Our calls here more than doubled from 2025 to the first ten months of 2026.

Summer calls in 77539: blank thermostats, full drain pans and dead blowers

Five of every six calls in our records here are AC, mostly summer “not cooling” visits with a pattern: a thermostat that goes blank, a drain pan running over into a ceiling, a blower motor or capacitor that quits in the hottest week. September and August 2026 above were the drain and control-side versions, both fixed without a new system. In a two-system house, like the 2006-built home we tuned up in April 2026, ask us to check both. See AC repair and AC maintenance.

Five-ton condensers and horizontal systems: AC replacement in 77539

Replacements are a real share of the work here: the 5-ton condenser and coil in July 2026, the full 4-ton gas system installed horizontally in April 2025. Census figures put the median 77539 home at 2001, so a good share of the original builder equipment is 20 to 25 years old. The estimate is free, most installs take one day, and we install any major brand except American Standard. A new system carries our 1-year labor warranty; the manufacturer’s parts warranty is separate. See AC replacement and installation.

Gas heat in 77539 and the February 2021 cold

Many systems we see here are gas heat paired with central AC. A Gulf Coast furnace runs so few hours a year that igniters, flame sensors and gas valves can fail unnoticed until the first cold morning. February 2021 was the test: 15°F at League City, the Weather Service’s nearest reading, and two inches of snow just outside Dickinson. Ask for a heating check in the fall, when a weak part is a short visit instead of a cold night. See heating and furnace repair.

Water heaters on Brazos River water: an attic tank and the tankless question

Plumbing is a smaller slice of our work here, and water heaters are most of it: the 40-gallon gas tank we set in an attic in July 2026, plus calls about a pilot light, a leaking tank and a ten-year-old tankless unit flashing an error code. No hardness figure is published for the river water here, but any tank collects sediment and any tankless unit collects scale; a yearly flush or descale keeps either from an early replacement. See water heater repair and replacement and tankless water heaters.

From the district’s meter to your taps: water lines, leaks and gas piping

The July 2026 PEX job shows the dividing line: Galveston County WCID No. 1 handles a leak at the meter or in the street, and the line from the meter to the house is the homeowner’s. We repair leaks, replace meter-to-house lines, repipe houses with failing lines, and run and pressure-test gas lines. We don’t do slab leak repair. Smell gas? Leave and call the gas utility first; from the gas meter in is our side. See plumbing repair, water leak repair, repiping and gas lines.

Drains and sewer lines: the district’s main, your side of the cleanout

Drain calls are a small part of our records here, which fits a ZIP where half the homes postdate 2000 and most drains are PVC. The pre-1980 quarter of 77539, mostly 1970s houses, is where cast-iron drain lines, common in homes of that era, start to fail. On any sewer complaint we camera the line first; the inspection is part of the free diagnostic and you keep the video. Cast iron or clay we don’t jet. See drain cleaning, sewer line repair and hydro jetting.

Dickinson Homes & Water

Dickinson's One Water District, Brazos River Water, Harvey and the 2021 Snow

One district serves the whole Dickinson area: Galveston County WCID No. 1.
No patchwork of MUDs here. Galveston County Water Control and Improvement District No. 1, created by a vote of residents in 1938 and renamed the Dickinson Water Control and Improvement District in 2024, supplies water, sewer and garbage pickup to about 8,700 homes and businesses.

For a leak at the meter or in the street, no water, or a backup in the sewer main, use the number on your water bill or the district’s online Report a Problem form; from the meter in is plumber work.

The water is Brazos River water, treated in Texas City.
The district pumped groundwater until 1983, then switched to surface water because the land was sinking. Today it buys treated water from the Gulf Coast Water Authority’s plant in Texas City, sourced from the Brazos River. Each spring the authority changes its disinfection method for about two weeks, which can change the taste for a while. For your plumbing, any tank water heater builds up sediment; a yearly flush matters more than where the water came from.

No hardness figure is posted, and one search result is for the wrong state.
Texas water quality reports don’t have to list hardness, and the district’s website doesn’t link its annual report. Be wary of a hardness number on a softener-sales page: a “Dickinson water report” that turns up in a search is for a rural water district in Kansas. If you’re scraping scale off fixtures, we install water softeners.

Half of 77539 was built after 2000, a quarter before 1980.
Census estimates for ZIP 77539 put the median year built at 2001; the ZIP holds about 49,000 people, about 21,700 of them inside the city limits. About 52% of homes date from 2000 or later and about 26% from before 1980, including nearly 3,000 from the 1970s. The typical call is a 2000s house on its first or second AC system, with a layer of 50-year-old homes where the original drain and water lines are the question.

Harvey dropped 43.92 inches on the Weather Service office in Dickinson.
The Weather Service’s Houston/Galveston office sits on FM 646 here, and its gauge recorded 43.92 inches during Hurricane Harvey in August 2017. The NWS calls the flooding across Galveston County catastrophic, and the city’s mayor, in a 2021 Texas General Land Office release, said nearly 80% of the city flooded.

A federally funded diversion project to move water into Dickinson Bayou faster came out of it. A water heater or air handler that sat in that water and was never checked is worth a look.

15°F and two inches of snow in February 2021.
The NWS report on the February 2021 storm lists League City, the nearest reading, at 15°F on the morning of February 16, and 2.0 inches of snow two miles east-northeast of town on the 15th. Coastal houses aren’t built for that: pipes in exterior walls, attic lines above the insulation, hose bibs and lines under a raised floor freeze first. We found no first-freeze average for the town, so wrap those lines by early December.

Robert came on time as scheduled and was very pleasant. I appreciate how quickly he was able to come out to my house. He listened to my concerns as I tried to properly explain the problems I was experiencing with my AC. He was able to quickly diagnose the problem. He offered multiple solutions and explanations, to make sure I was making an informed decision. He was reasonable when talking about pricing. Overall a great experience.

Sean was incredible. He was knowledgeable, patient, and took the time to break down exactly what everything would cost and how the whole A/C system works. I was definitely hesitant about the price and told him I wanted to get a couple more quotes before making a decision. He completely understood and never pressured me. He stood by his price and his work. After getting two other quotes, I ended up going with Turbo because of Sean. By the time we finished talking, I felt like I had accidentally earned a minor degree in air conditioning. He explained who makes what, what parts go into a system, and why certain things matter. Most salespeople try to sell you something. Sean actually taught me something. That's what made the difference.

Today, I must express my appreciation for the excellent service provided by Robert. He was able to promptly diagnose the issue and restore the unit to operational status in less than an hour.

Where We Work

Dickinson, 77539: Both Sides of the Gulf Freeway, an Hour From Our Shop

Dickinson has one ZIP code, 77539, and we cover all of it: the city on both sides of I-45 around the FM 517 exit and the unincorporated Galveston County addresses along Dickinson Bayou outside the city limits. We don’t have an office here. From our shop on Breen Drive it’s about 46 miles down I-45 to FM 517, roughly an hour in light traffic, so we book the run as the first or last stop of the day, often within a day or two of your call.

Nearby, see League City just to the north and Texas City farther down the freeway. The full list of places we work is on Areas We Serve.

Drive times are estimates from OpenStreetMap routing with light traffic.

Meet the Owner

Hi, I’m William, Owner & Technician

“I still run service calls myself.”

Dickinson is about an hour from our shop, and I won’t pretend otherwise. We book it as the first stop of the morning or the last of the afternoon, usually within a day or two, with the truck loaded for what the town hands us. In 2025 and 2026 that has mostly meant summer AC: drain pans running over into ceilings, thermostats that go dark, blower motors and capacitors, and a steady run of full replacements.

Two lessons from here. Many 2000s houses are reaching the age where the builder’s equipment goes all at once, so when we quote a repair on a 20-year-old system, ask for the replacement price next to it. And more of our calls here come from landlords and property managers than in our northwest cities, so we fix the urgent thing for the tenant and send the owner written options for the rest. Plumbing is under Ricky Mills, our Responsible Master Plumber (RMP44595); AC and heating work is under my license.

FAQs

Dickinson Homeowners Want to Know: the District, the Drive and 2017

Don’t see your question? Call (281) 595-8241, Monday–Friday 7:30 AM–6 PM or Saturday 8 AM–2 PM.

One district owns the water main and the meter here. Where does its responsibility stop and mine start?

At the meter. Galveston County WCID No. 1 handles a leak at the meter or in the street, a loss of water and a backup in the sewer main; the number is on your water bill, and the district has an online Report a Problem form. From the meter to the house, the pipes inside, and any backup on your side of the cleanout are plumbing work; that’s where we come in.

You're an hour up I-45. How soon can you get to a 77539 house, and what does the drive cost?

Nothing for the drive: there’s no trip fee, the diagnostic is free for homes, and the price is in writing before work starts. We’ve made the run since 2018; we book the town as a first or last stop of the day, often within a day or two of your call, and text you a tracking link when the truck leaves.

The tap water here is treated river water, not well water. Does that change how I care for a water heater?

Less than you’d think. The district switched from groundwater to surface water in 1983 and today buys treated Brazos River water from the Gulf Coast Water Authority, and no public report lists its hardness, so there’s no published figure for how fast scale builds in your tank. A yearly flush on a tank and a yearly descale on a tankless unit keep either one from an early replacement. If fixtures are scaling badly, a softener is the fix.

Our house flooded in Harvey and the AC was replaced right after. Is that system due again already?

Not necessarily. A system put in right after Harvey is not yet ten years old, middle age for central AC here, and some major parts may still be under the manufacturer’s parts warranty; ask us to check the serial number first. What it does need is a look at whatever got wet and was never replaced: the drain pan and float switch, the ductwork, the gas connections. That’s part of the free diagnostic.

My tankless water heater is about ten years old and keeps showing an error code. Repair or replace?

The code usually points to one thing: scale on the heat exchanger, a failing flow sensor, a blocked intake or exhaust, or a gas supply problem. A descale or a sensor is a repair on a ten-year-old unit. A cracked heat exchanger is where we show you both prices, repair and replacement, in writing.

WCID No. 1 wants my irrigation backflow assembly tested every year and the result filed online. Who does that?

A tester registered with the district’s tracking system, who files the result online within two days of the test; the owner pays for it. Ask when you call whether we can file yours. Repairing or replacing an assembly that fails the test, or froze and cracked, is plumbing work under our master plumber’s license.

Two inches of snow fell here in February 2021. What froze in a coastal house, and what do I do if a pipe bursts?

The exposed pipes. The Weather Service recorded 15°F at League City and 2.0 inches of snow just outside town that week, and pipes in exterior walls, lines under a raised floor, hose bibs and attic lines above the insulation went first. Insulate those before December. If a pipe bursts, shut off the water at the house valve or the meter box, then call.

Dickinson, From Breen Drive to FM 517

A drain pan running over in a 77539 attic, a 20-year-old system that quit on a July afternoon, a tankless unit flashing a code? Call (281) 595-8241 or book online. The service call and diagnostic are free for homes, and you’ll have read the price before we touch anything.
