Air Duct Cleaning in Houston

Home › Air Duct Cleaning

Dust puffing out of the vents, a musty smell when the AC kicks on, or a bedroom that never cools. Not every one of those means your ducts need cleaning: the EPA says to clean ducts only when there’s a real reason to. We look in the attic first, at no charge, and tell you which of four things your ducts need: nothing, a cleaning, sealing, or a new run. The price goes in writing before any work.

Duct Guide

When Houston Air Ducts Actually Need Cleaning, and When They Don't

The three reasons the EPA says to clean ducts

The EPA has no blanket rule that ducts should be cleaned. It says to clean them only as needed, for three reasons: substantial visible mold growth inside hard-surface (sheet metal) ducts, rodents or insects in the ducts, or ducts so clogged that dust is actually blowing out of the registers. Beyond that, in the EPA’s words, duct cleaning “has never been shown to actually prevent health problems.”

That’s our bar: find one of the three and we show you; find none and we say so and look for the real cause.

What we check in your attic first

The free diagnostic covers the whole system: the filter and return grille, since an undersized return or a filter gone gray makes every room dusty; the indoor coil and drain pan, which the EPA counts as parts a cleaning should include; the runs, for flex crushed under a stored box, sagging, off its boot or lying in wet insulation; and the plenums and collars, where attic air leaks in and cooled air leaks out. You get one of four answers: leave it, clean, seal, or replace a run.

What a proper duct cleaning looks like

The EPA gives homeowners a checklist for judging a cleaning, and we’d rather you hold us to it. Furnishings get covered. A vacuum that exhausts inside the house needs HEPA filtration, because a weak collection system “can release more dust, dirt and other contaminants” than leaving the ducts alone.

Every part that carries air gets cleaned, since skipping one “can result in re-contamination of the entire system.” Access holes are sealed and re-insulated airtight. Afterward, you shouldn’t be able to see any debris with the naked eye, and the drain pan should be clean and draining. NADCA’s ACR Standard is the written method the EPA tells homeowners to ask about; ask us what equipment we’ll bring and which parts are in the quote.

Leaky ducts in a Houston attic

ENERGY STAR estimates that “about 20 to 30 percent of the air that moves through the duct system is lost due to leaks, holes, and poorly connected ducts,” and names attic ducts as a warning sign. That’s the Houston setup: a vented attic in July runs hotter than the air outside, and every gap at a collar or boot trades cooled air for attic air. Sealing closes those gaps at the joints, collars, boots and plenum with “mastic sealant or metal tape,” never duct tape.

For contractors, ENERGY STAR adds aerosol-based sealant as an option, R-6 or higher insulation on attic ducts, and a combustion safety test after sealing where there’s a gas furnace. Your written price says which method fits your ducts.

Sweating ducts and wet insulation

A duct carries cold air through hot, humid attic air. Wherever its surface is colder than the dew point of the air around it, water condenses, the way a glass of iced tea sweats on the porch. The EPA is plain about the result: if duct insulation “gets wet or moldy it cannot be effectively cleaned and should be removed and replaced.”

A soaked run is a replacement, not a cleaning. ENERGY STAR’s certified-new-home program requires R-8 duct insulation in attics, and the Department of Energy notes that high-R insulation with a vapor barrier is what keeps condensation off the duct.

When a run should be repaired or replaced instead

Some ducts are past sealing: flex that’s crushed, torn, brittle or sagging in loops; a boot that fell off and has been blowing into the attic all season; a plenum rusted or splitting at the seams; a return too small for the blower, which ENERGY STAR notes is common. Your technician will tell you which of those can be repaired and which need a new run, and ENERGY STAR says the job should end with an airflow check.

Census figures show about 40% of Houston homes were built between 1940 and 1979, and a house that age may be on its third air conditioner with the original attic ducts.

How to spot a duct-cleaning rip-off in Houston

Duct cleaning draws more than its share of bait-and-switch offers, and the warning signs are easy to learn; most come straight from the EPA’s own page. A whole-house price in the ad that’s a small fraction of what the work takes, and grows once the crew is in your attic. “Mold” found on the spot with no photo and no test; the EPA says ask to be shown it, then get laboratory confirmation.

Claims of EPA certification, when the EPA certifies, endorses and approves no duct-cleaning company. And no license number in the ad: Texas requires every ad offering air conditioning work to carry the contractor’s license number (16 TAC §75.71). Ours is TACLB84395E.

How a Duct Visit Works

1. You call or book online. Same day when the schedule has room. You get a text with your technician’s name and a live tracking link when they’re on the way.
2. We find the problem. The service call and diagnostic are free for homes.
3. You get a written price. Nothing gets done until you say yes. If you’d rather think it over, that’s fine.
4. We do the work and show you the result. For a cleaning, furnishings get covered, the parts on your estimate get cleaned, and access openings are sealed and re-insulated; you shouldn’t see any debris afterward. For sealing or a new run, your technician shows you what was done before packing up.
5. Warranty terms are in writing. Duct sealing and repairs carry a labor warranty whose length depends on the job and is printed on your invoice. New ductwork is a new installation: our 1-year labor warranty plus the manufacturer’s warranty on the materials, which is separate. Ask us what applies to a cleaning when you book.

Open Mon–Fri 7:30 AM–6 PM and Sat 8 AM–2 PM. After hours, call anyway: our automated booking assistant answers and schedules you for the next opening.

Seal or Replace

Duct Sealing and Ductwork Replacement in Houston

A lot of duct complaints aren’t cleaning problems at all. Here’s how the common symptoms usually sort out.

One room never cools; the rest are fine.
The flex run to that room is the first suspect: crushed, kinked, off its boot or too small. That’s usually a one-run job, not a whole-house job; your technician will say whether the run can be repaired or needs replacing, and our duct repair and replacement page explains how we decide.

Attic dust on everything, and the filter loads up fast.
That points to the return side: leaks pulling attic air into the system, or a return and filter too small for the blower. The fix is sealing those leaks, and often a bigger return; cleaning the supply ducts without fixing the leak just refills them.

Water stains under a duct, or drips off the boots.
Condensation, most often on a duct or boot with thin, compressed or soaked insulation. Soaked runs get replaced, since the EPA says wet duct insulation can’t be cleaned, and the boots may need insulating or re-sealing as well. If the water is from the drain pan instead, that’s an AC repair.

A musty smell at startup, or growth you can see at a register.
Moisture somewhere: the coil, the drain pan or wet insulation. The first job is finding the moisture and showing you. Wet duct insulation gets replaced; the coil and drain pan are AC repair; visible growth inside hard-surface ducts is one of the EPA’s three reasons to clean. Mold remediation is a separate trade; we don’t do it. If testing is called for, we’ll say so.

Two recent jobs, from our records.
77375, July 2026: cleaned and sealed the ducts, and added a safety float switch on the AC drain while the attic was open. 77064, August 2026: the ductwork was worn out, so we replaced it, set a new supply plenum, and sealed the collars and boxes.

Where We Work

Duct Work Near Breen Drive and Across Northwest Houston

Our shop is on Breen Drive in northwest Houston (77064). When the call comes from Willowbrook, Jersey Village, Cypress, Champions or Vintage Park, the truck is a short drive away, and for attic work that matters: we’d rather be in your attic at 8 in the morning than at 3 in the afternoon.

Here’s why. The National Weather Service’s 1991–2020 normals for Bush Intercontinental put July’s average high at 94.5°F and the low at 75.7°F. A vented attic runs hotter than the air outside, and that’s the air wrapped around your ducts all summer. If the timing of a sealing or replacement job is yours to choose, the cooler months are easier on everyone.

Farther out, see the areas we serve, or call (281) 595-8241 with your ZIP code.

Meet the Owner

Hi, I’m William, Owner & Technician

“I still run service calls myself.”

Duct cleaning has a reputation problem in Houston, and I understand why. Too many people have paid for a “whole-house special” and ended up with a bigger bill, a mold story, and ducts that look the same as before. So we look first, and we show you. If your ducts don’t need cleaning, I’d rather tell you that and fix the leak or the filter that’s actually making the house dusty.

Most of what I find in northwest Houston attics isn’t dirty ducts. It’s ducts that leak, boots that sweat, and flex crushed years ago under somebody’s holiday boxes. Those are sealing and replacement jobs, and they’re the ones that change how a house feels. Our duct work is done under my TDLR air conditioning license, and the price is in writing before anyone cuts anything.

FAQs

Air Duct Questions

Don’t see your question? Call (281) 595-8241, Monday–Friday 7:30 AM–6 PM or Saturday 8 AM–2 PM.

Do my air ducts actually need cleaning?

Usually not. There are three reasons to clean, per the EPA: visible mold growth inside hard-surface ducts, rodents or insects, or ducts so clogged that debris blows out of the registers. If not, the dust or smell is coming from somewhere else, and the free diagnostic is where we find out.

How often should air ducts be cleaned in Houston?

There’s no interval, in Houston or anywhere else. The EPA says duct cleaning “is not considered to be a necessary part of yearly maintenance” and recommends it only when one of its three conditions is present. Yearly maintenance on the system itself is a different thing; see AC and heating maintenance.

Will duct cleaning help my allergies or asthma?

Nobody can promise that, and we won’t. Duct cleaning “has never been shown to actually prevent health problems,” in the EPA’s words. A clean filter, indoor humidity under control, and sealed return ducts that stop pulling attic air inside are what we’d look at first.

Can flex duct be cleaned?

Sometimes. Old flex duct is fragile, and the industry argues about whether cleaning hurts it. We inspect the inner liner and the insulation first. Intact and dry, a cleaning is reasonable. Torn or wet, that run needs replacing; a cleaning won’t fix it.

Why are my ducts or vents sweating in summer?

Their surface is colder than the dew point of the humid air around them, so water condenses on it. On an attic duct, the usual cause is thin, crushed or missing insulation, or no vapor barrier. On a ceiling register, it’s damp room air meeting a cold grille; the EPA’s mold guide says to keep indoor humidity below 60 percent, ideally 30 to 50. Wet duct insulation gets replaced.

Do you spray anything in the ducts?

The EPA says “No chemical biocides are currently registered by EPA for use in internally-insulated air duct systems,” and it doesn’t recommend routinely spraying sealants inside ducts, so don’t expect a spray as a standard step here. If a product is ever proposed for your ducts, ask for its name and its EPA registration status in writing before you decide.

Should the ducts be cleaned after a remodel or a flood?

After a remodel, the test is the same as any other time: pull a register and look, and check whether dust is blowing out. Drywall dust that settled in the runs is the kind of clog the EPA’s third reason covers, and if it isn’t blowing out, it usually stays put. After a flood, the question is the insulation, not the dust: the EPA says duct insulation that got wet can’t be cleaned and should be replaced, so a run that sat in water is a replacement.

What decides the price of duct work?

Whether it’s a cleaning, sealing or a new run; how many systems and how many runs the house has; which parts are included (ducts only, or the coil, blower and plenums too); how tight the attic is to work in; and, for new duct, the insulation R-value and the number of boots and plenums. The diagnostic is free, and the written price lists what’s included before you decide.

Dusty Vents, Warm Rooms or Sweating Ducts? Let's Look First.

Call (281) 595-8241 or book online. The service call and diagnostic are free for homes. We’ll go through the attic, show you what we find, and tell you plainly whether your ducts need cleaning, sealing, a new run, or nothing. Either way, the price is in writing before we start.
